What "As Is" Really Means

What the buyer sees, the buyer gets. The seller will not fix anything or clean up. Take the house as it is or leave it alone.

Keep in mind, full disclosure by sellers is still required by law. If you sell “as is” and don’t disclose, you can still be in deep trouble in court.

When you sell something “as is”, you lower the price and point out the defects. Then you tell the buyer you are warranting the product as is. If the defect causes headaches during the buyer’s ownership, that’s the buyer’s tough luck.

Selling “As Is” typically brings out the “fixer-uppers”. Selling “As Is” or advertising a property as the “Handy Man’s Special” can actually be a great marketing tool. Expect lots of low offers. Recognize that you will have to sell at a bargain price for a quick sale. –Or else, you need to go through the hassle of fixing up to sell for more.
